Should I acquire an apartment building with a land contract??

Anyone ever done this? Good idea? Bad idea? Risky? I'm relatively new in the rental business (couple of single fam homes) but I want to move up to bigger game. No way in hell would I get a conventional loan with a lender. Is this a good strategy to enlarge my business and see higher profits? Is it often done in the apartment biz? Anyone with any experience or knowledge in this area, your advice would be greatly appreciated.
